How much should mold remediation cost per square foot?

Roughly $10 to $25 per square foot of affected area for a typical job, with a minimum charge around $500 to $1,500 even for small areas. Attics, crawl spaces, and HVAC systems run higher because of access. Sewage and floodwater add for the extra protective work. Rebuild is usually on top.

Is a cheap mold quote a bad sign?

Often. The cheapest way to "remediate" is to spray something and paint over it, and that is what a very low bid usually buys. Check whether containment, removal, and an independent clearance test are in the scope. If they are and the price is still low, that can just be a lean local company.

Should I get multiple mold remediation quotes?

Yes, at least two, ideally three for anything over a couple thousand dollars. Make sure each one is scoping the same square footage, otherwise you are comparing different jobs. A written line-item scope makes that possible.

Does the contractor need a license?

Depends on the state. Florida, Texas, New York, Louisiana, and a few others license mold assessors and remediators and separate the two roles. Most states have no mold-specific license. See the state mold laws guides for your state.

What is a clearance test?

Post-remediation verification. An assessor separate from the remediation company inspects the area, checks moisture, and usually takes air or surface samples to confirm levels are back to normal. If it fails, the remediator comes back. It is the single best protection you have.
