You can usually remove mold yourself when the patch is smaller than about 10 square feet, it is on a hard surface, and the water source is already fixed. EPA puts it this way: “If the moldy area is less than about 10 square feet (less than roughly a 3 ft. by 3 ft. patch), in most cases, you can handle the job yourself.” Call a professional when the growth is larger than that, when sewage or floodwater caused it, when your HVAC system may be involved, when the mold is hidden inside walls, or when someone in the home has asthma or a weakened immune system.
EPA’s home guidance draws the line at roughly a 3 foot by 3 foot patch. Under that, most people can handle it. Over that, EPA says: “If there has been a lot of water damage, and/or mold growth covers more than 10 square feet, consult EPA’s Mold Remediation in Schools and Commercial Buildings.”
The size rule assumes three other things are true.
If any of those fail, the square footage no longer decides the question.
Measure every visible patch, multiply length by width, and add them up. Three 2 foot by 3 foot patches in one room are 18 square feet, not 6.
Include the area you can reasonably expect behind what you see. If drywall is soft, stained, or bubbled, treat the whole wet section as moldy, not just the discolored spots. Our guide to mold on drywall shows what that looks like.
If you cannot see the edges of the problem, you cannot measure it, and that alone is a professional situation.
This distinction matters as much as size. EPA says: “Absorbent or porous materials, such as ceiling tiles and carpet, may have to be thrown away if they become moldy.”

Shower tile is the classic DIY job. Moldy drywall or insulation is a removal job that creates dust and needs containment and disposal. That is where most homeowners underestimate the work.
EPA does not leave room for interpretation here: “If the water and/or mold damage was caused by sewage or other contaminated water, then call in a professional who has experience cleaning and fixing buildings damaged by contaminated water.”
Outside floodwater, a sewer backup, or a toilet overflow all qualify. FEMA’s flood cleanup guidance tells you to “Remove all drywall and insulation that has been in contact with floodwaters,” and FEMA’s hurricane guidance says “You should assume you have mold growth if your home was flooded” and “you were unable to dry it out within 48 hours.” Our flood mold guide covers the timeline in detail.
Mold near a return, at the air handler, or in a wet duct run matters because the system moves air through the whole house. EPA: “Do not run the HVAC system if you know or suspect that it is contaminated with mold - it could spread mold throughout the building.”
EPA’s duct guidance adds two points that make this a professional job. Cleaning is warranted when “There is substantial visible mold growth inside hard surface (e.g., sheet metal) ducts or on other components of your heating and cooling system.” And “If you have insulated air ducts and the insulation gets wet or moldy it cannot be effectively cleaned and should be removed and replaced.” Read more in our air duct cleaning guide.
EPA warns: “Mold may be hidden in places such as the back side of dry wall, wallpaper, or paneling, the top side of ceiling tiles, the underside of carpets and pads, etc.”
A musty smell with no visible mold, a stain that returns after cleaning, or a damp wall all point to growth you cannot reach. Opening a wall without containment spreads it through the living space. CDC states: “People with asthma or who are allergic to mold may have severe reactions. Immune-compromised people and people with chronic lung disease may get infections in their lungs from mold.”
CDC’s cleanup guidance goes further: “If you have asthma, COPD, or if you are immune compromised you should not stay in a moldy home.” And on entering a damaged building: “If you have a breathing problem like asthma, do not enter a building with mold damage.” CDC also says “Children should also not enter buildings with mold damage.”
If that describes anyone in your household, skip DIY even for a small patch. If anyone has symptoms, see a doctor rather than diagnosing from a website.

A painter’s dust mask is not an N-95. Check the packaging.
Detergent and water on a hard surface, then dry it completely. Fix the moisture source first or the growth returns.
Skip the bleach as a default. EPA states: “The use of a chemical or biocide that kills organisms such as mold (chlorine bleach, for example) is not recommended as a routine practice during mold cleanup.” If you do use it, CDC limits the mix: “Use no more than 1 cup of bleach in 1 gallon of water.” Both agencies warn against mixing it. CDC: “You should never mix bleach with ammonia or any other cleanser.”

Bag porous materials where they are, close the door to the work area, and keep the HVAC off while you work.
If the spot comes back within a few weeks, the water problem is not solved and it is time to escalate. For proof the air is clear, air quality testing is the next step, and when to test for mold explains when that is worth the money.
DIY is cheap in materials: an N-95, nitrile gloves, sealed goggles, detergent, and contractor bags. The real DIY cost is a wrong call, cleaning a surface stain while growth behind the wall keeps spreading.

At $10 to $30 per square foot, a 10 square foot job is a few hundred dollars of labor, which is why most companies have a minimum charge and why small jobs are worth doing yourself when the checklist allows.
Several states license mold work. The homeowner doing their own work is usually exempt. The contractor you hire is usually not.

EPA’s advice is simple: “If you choose to hire a contractor (or other professional service provider) to do the cleanup, make sure the contractor has experience cleaning up mold,” and “ask the contractor to follow the recommendations in EPA guide Mold Remediation in Schools and Commercial Buildings.”

The pattern I see most is not people tackling jobs that are too big. It is people cleaning the part they can see and calling it done. The ceiling gets wiped, the smell stays, and months later the drywall behind the tub is black on the back side. The 10 square foot rule only works when you know where the edges are.
Spend your energy on the water, not the mold. Find the leak, the condensation, or the grading problem first. If you cannot find it, bring in an inspector before you spend a weekend scrubbing.
If anyone in your house has asthma or a suppressed immune system, do not do this yourself, even for a small patch. Cleanup stirs up far more than mold sitting still ever did.
