If the air smells musty only when the AC or furnace fan is on, treat the HVAC system as contaminated until someone opens the air handler and looks. Shut the system off. A dirty filter smells dusty. Mold in an HVAC system smells like a wet basement the moment the blower starts, then fades when the fan stops. That timing is the clue. The growth is almost always where the machine is wet: the evaporator coil, the condensate (drip) pan, the blower housing, or wet internal duct liner. Gray registers can be ordinary dust. EPA’s duct guidance is the test: cleaning is warranted when “There is substantial visible mold growth inside hard surface (e.g., sheet metal) ducts or on other components of your heating and cooling system.” And: “If you have insulated air ducts and the insulation gets wet or moldy it cannot be effectively cleaned and should be removed and replaced.” You cannot vacuum wet liner clean.
NADCA treats source removal as the method, not a chemical shot. Antimicrobials, when used at all, come after mechanical cleaning of nonporous surfaces, and only if the product is labeled for that use. A spray into a register skips the coil and the pan, which is where the water is.
Leave the thermostat off. Do not switch to “fan only” to dry the ducts. The blower is the distribution system. EPA: do not run a system you know or suspect is contaminated. A musty supply is that suspicion.
You can still live in the house in most cases. Open windows if weather allows. Use a window unit or portable if it is not the contaminated machine. If someone in the home has asthma, EPA notes that molds “can also cause asthma attacks in people with asthma who are allergic to mold.” That is a reason to speed the inspection, not a reason to run the dirty system harder.

The independent look is the line most homeowners skip. Pay for a mold inspection that includes opening the handler, or an HVAC tech who will photograph the coil and liner without a same-day cleanup close. Companies will fog, ozone, or “encapsulate” ducts and call the smell gone. Dead mold on a porous liner is still allergenic material in the airstream. EPA: “Porous materials that are wet and have mold growing on them may have to be discarded.” NADCA: chemicals are not a substitute for source removal, and a tech should not claim the ductwork is disinfected.
If the quote never mentions opening the air handler, replacing liner, or cleaning the coil and pan, it is a deodorant. Ask for photos from inside the cabinet before you approve anything.
Call a mold remediator, not only an HVAC tech, when any of these are true.
An HVAC contractor is the right call to stop a clogged drain or replace a pan. They are not automatically a remediator. IICRC S520 is containment, removal of porous material, HEPA cleaning, and verification. NADCA ACR is how you clean the metal once that protocol says clean it. You often need both.
If you are still deciding whether this is a Saturday wipe of a metal grille, use DIY or professional and do I need a pro. EPA: a patch smaller than about 10 square feet on a hard surface is usually DIY. A register you can unscrew, power off, N-95, gloves, goggles, detergent and water, can be you. Independent mold inspection after a contamination job, not a self-grade. Keep calling if they will not itemize.
